been conducting tenant satisfaction surveys for OCP in the Netherlands for several years: \u201cThe tenant survey gives us a better understanding of the degree of satisfaction, what is going on and what needs exist.\u201d                            <\/p>\n                                            <\/div>\n                <\/div>\n                    <\/div>\n    <\/div>\n<\/div>\n<div class=\"container title\">\n    <div class=\"row\">\n        <div class=\"col-xs-12 col-md-8 col-md-offset-2\">\n            <div class=\"row\">\n                <div class=\"col-md-12 body1\">\n\n\n\n<p><strong><strong>We\u2019re sitting down with Puck Olde Kalter, Director of Asset Management at the European real estate investment and asset management company <a href=\"https:\/\/orangecapitalpartners.nl\/\">Orange Capital Partners (OCP)<\/a>. As Director of Asset Management, Puck focuses on several major strategic projects, such as sustainability, process optimization, and tenant satisfaction. In this client case, we discuss their focus on tenant satisfaction and how tenant surveys support this goal.<\/strong><\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading has-seagreen-color has-text-color has-link-color wp-elements-111e1bc3f1e7846e07ded3b5c37bbe11\" id=\"h-more-than-just-a-gut-feeling\">More than just a gut feeling<\/h2>\n\n\n\n<p>OCP has a diverse real estate portfolio worth approximately 5 billion euros, consisting of residential and retail properties across the Netherlands, Ireland, Denmark, and Finland. With a team of 70 colleagues, they work daily from local offices to provide a positive tenant experience. Puck explains this focus: \u201cWhen we look at our residential portfolio, putting tenants at the center is a key theme. We achieve this by leveraging technology and innovation. One example is our LIV app, which helps us serve tenants better.\u201d OCP is also working on making smart use of the vast amount of data available. \u201cWe\u2019ve set up a data platform where information about properties and tenants come together. In the Netherlands, we participate in the benchmark survey, allowing us to compare ourselves to other institutional investors.\u201d After each survey, Customeyes provides an e-book with further analysis of the results. A multi-regression analysis puts the findings into perspective, helping to better understand results for properties, such as for pre-war homes. The benchmark survey also sheds light on how OCP&#8217;s positioning compares to other institutional investors.<\/p>\n\n\n\n<h2 class=\"wp-block-heading has-seagreen-color has-text-color has-link-color wp-elements-11b1eb5e071bf86b37a80da8184d4764\" id=\"h-addressing-different-needs-immediately\">Addressing different needs immediately<\/h2>\n\n\n\n<p>Since last year, Customeyes has also conducted tenant surveys in Denmark. Puck explains that cultural differences must be taken into account: \u201cIn the Netherlands, we have an extensive tenant satisfaction survey. In consultation with our colleagues in Denmark, we shortened and streamlined the questionnaire to encourage higher response rates.\u201d The results of the Danish survey are compared with scores in the Netherlands to gain a clearer picture.<\/p>\n\n\n\n<p>In addition to satisfaction questions, the survey also includes questions about tenants\u2019 needs. This helps determine whether tenants are interested in extra services or more neighbourhood interaction. \u201cIn Denmark, there\u2019s a strong demand for smart lockers for package deliveries and AEDs. It\u2019s exciting to immediately start addressing these specific needs. During these sessions, action plans were developed in cooperation with property managers. The sessions focused on understanding the causes behind the scores and brainstorming solutions for improvement. Puck explains: \u201cProactive and tenant-focused communication was at the heart of these sessions.\u201d<\/p>\n\n\n\n<p>OCP plans to continue and strengthen its tenant-centric approach with these plans. However, according to Puck, action plans alone are not enough: \u201cThe current real estate sector is largely traditional, with systems that often don\u2019t enable companies to meet tenants\u2019 needs and expectations. In today\u2019s society, organisations like Coolblue continuously update their customers and offer tenant-focused customer service. By responding to that trend, we aim to keep tenant-centric leasing at the forefront in the future.\u201d<\/p>\n\n\n\n<p>As a tip for other organisations, Puck emphasises the importance of setting clear and achievable goals: \u201cBy setting realistic objectives and actively involving tenants in improvement initiatives, organisations can optimise tenant-centricity and enhance tenant satisfaction.\u201d<\/p>\n","protected":false},"author":17,"template":"","class_list":["post-7722","clients","type-clients","status-publish","hentry","sector-real-estate-en"],"acf":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO Premium plugin v27.3 (Yoast SEO v27.3) -
